Every so often, a company makes a decision that defines not only its own future but sends a message to an entire industry. African Sun’s decision to take full operational control and ownership of the Victoria Falls Hotel Partnership is one of those moments.
The acquisition of Meikles’ partnership interest returns one of Africa’s most celebrated heritage hotels fully to the African Sun portfolio and represents a significant vote of confidence in Zimbabwe, its tourism industry and its future as a world-class destination.
African Sun has operated the Victoria Falls Hotel since the 1970s, with the partnership with Meikles established in 1998. Now, with 100% of the leasehold interest secured and the transaction fully endorsed by landlord Emerged Railways Properties, the Group is placing the hotel firmly at the centre of its long-term premium hospitality strategy.
This commitment is being backed by substantial investment. More than US$11 million has been committed to a comprehensive refurbishment programme designed to restore the Victoria Falls Hotel while carefully protecting the heritage, architecture and character that have defined the “Grand Old Lady” for more than a century.
Historic architecture, treasured artworks and generations of photographs will continue to tell the hotel’s story, while upgraded accommodation, public spaces and guest experiences will ensure it meets the expectations of today’s international traveller.
The investment forms part of a wider strategy by African Sun to concentrate resources on the properties and destinations where it believes it can create the greatest long-term value.
Over the past year, the Group has invested more than US$50 million back into its portfolio through extensive refurbishments at Troutbeck Resort and Hwange Safari Lodge, the strategic acquisition of the Victoria Falls Hotel Partnership, and the successful completion of its recent delisting and share buy-back scheme.
As part of this sharpened focus, and subject to the requisite approvals, cessation of leases and consents, African Sun will transition control of its Holiday Inn portfolio to local operational ownership. The move enables the Group to concentrate investment on strengthening its premium portfolio while allowing the Holiday Inn properties to begin their own chapter under entrepreneurial local ownership.
For African Sun, the Victoria Falls Hotel represents far more than a flagship property. For over 120 years it has welcomed royalty, heads of state, explorers and travellers from around the world and has become part of Zimbabwe’s tourism identity.
With its restoration now underway and full operational ownership returning to African Sun, the Group is investing not simply in an iconic hotel, but in the future of Zimbabwe tourism.
It is a commitment to heritage, to excellence and to ensuring that Zimbabwe continues to stand among Africa’s great tourism destinations.
